Federal Tax Credits For Energy Efficiency Upgrades

Celebrating Earth Day is somewhat like celebrating New Years.  We “resolve’ to do various things on both occasions.  Since another Earth Day has come and gone, we wanted to share some resolutions or ideas you might consider to help keep our planet green. And, if we follow through with our commitments to be green, there are other rewards.  Money.  And who doesn’t want more of that?

If you purchase an energy-efficient product or renewable energy system for your home, you may be eligible for a federal tax credit. Below is an overview of the federal tax credits for energy efficiency that are currently available.

Tax credits for these products are available at 30% of the cost, with no upper limit, through 2016:  Geothermal Heat, Wind Energy, Fuel Cells, Solar Energy Systems are all available on principal or second home; new or existing. 

If you are considering, or have installed any of these systems, visit irs.gov to obtain the correct forms for the tax year you are filing.  The site also offers more tips.

Save your receipts, or make copies of them, and the Manufacturer Certification Statement for your records. The credits are nonrefundable—in other words, the credits are only available to the extent you have a tax liability. The credits for home energy improvement products eligible through 2011 may be limited if you are subject to the AMT. Tax credits can only be claimed once, and are limited to the year in which they are purchased: If you claimed a home energy improvement tax credit on your 2010 taxes, you cannot take an additional credit for the same purchase on your 2011 taxes. And, there is a $500 lifetime limit on the federal tax credits that expire in December 2011 (not those that expire in 2016). If you have received a total of $500 or more in these tax credits from 2006-2010, you are not eligible for any more.

At Mountain Vista, we are always searching for ways to be responsible citizens and friends of our eco-system.  Even though the official Earth Day has just passed, our commitment to the environment is full time and we are happy to share some tips in this newsletter that we practice in our workplace.  We consider our green goals as important as any other good business practice.

 We had such a wonderful response from our readers last month about our doggie welcoming committee, we knew that we were reaching a lot of folks, who like us, appreciate their pets or who may want to add one to their family.

 The Las Vegas valley is a wonderful place to find that special pet addition to your family.  Prominent among options are Heaven Can Wait, the Lied Animal Shelter, the SPCA, and Adopt A Rescue Pet.

 The economic situation in the Las Vegas area for the last four or five years has created an abundance of animals looking for homes.  Some folks are financially unable to care for their pets any longer and bring them into the shelters; and unfortunately, some pets have simply been abandoned.  If you are longing to bring a little unconditional love into your home, visit the websites of each of these places to find your forever friend.

Why Consult A Contractor

When you are considering building, expanding or simply doing a little cosmetic improvement to your office, residence or commercial property, there are several factors to consider that could save or cost you more in the long run.

There are easy steps you should take before hiring a contractor.

You MUST ask to see their Contractor’s license and license limit and check the Nevada State Contractors Board website to verify that the license is valid and current.

On any project, regardless of size, it is to your benefit to get multiple quotations for the work.  Three is the most common number.  And remember also, the lowest price is not necessarily the best price.  Be sure that everything you requested is included in the price. This will minimize the chance of any change orders.  IF change orders do occur, agree to authorize only written change orders prior to work being performed.

After you select the contractor and verify the license, there are more steps that should be taken before money changes hands or the work starts.  And don’t be embarrassed or feel guilty about checking.  Your money and the success of the project are on the line.

Check with your local Better Business Bureau to see if any complaints have been filed against your selected contractor.  Also ask the contractor for at least three references and if possible, ask to see past projects in your area.  Reputable general contractors like Mountain Vista Development, Inc. are proud of their work and are happy to show it off.

A written contract is essential.  Make sure you understand the contractor’s terms (payment and work schedule) and that all of the proposed work is detailed in the contract.

Additionally, you should ask for a list of the contractor’s subs, and copies of their licenses.  You want to know who is going to show up on your job site and that they are also following the rules.  Both general contractor and subcontractors must also have both general liability and workers compensation insurance.

Money can be the biggest headache on a construction project.  After you have agreed to all terms and conditions, be very leery about unexpected requests for payment, or price increases.  After the project begins, contractors expect to be paid as the work progresses.  When payments are made, make sure the work for which you are paying is completed.  Ask for unconditional progress releases after making a progress payment and an unconditional final release after final payment.  Never pay cash; and never make a final payment until you are fully satisfied with the project.

Unlicensed contractors can jeopardize your project and cost you money and delays.

April: Energy Tip of the Month

Keep the thermostat at 78-80 degrees when people are in the home or office, 85 degrees at night and on weekends during the cooling season. In the heating season, keep the temperature at 68 degrees when people occupy the building, 55-60 degrees at night and on weekends.
